Lulama Lobola is a Director in our Real Estate Law & Conveyancing practice.  She specialises in commercial property finance, property developments, renewable energy projects, and conveyancing. She has extensive experience in property transfers, bonds, notarial agreements, land use matters, and security documentation, and is highly skilled in conducting comprehensive due diligence across both residential and commercial transactions.

Lulama joined Cliffe Dekker Hofmeyr as an Associate in our Real Estate Law & Conveyancing practice in 2021. Lulama was promoted to Senior Associate in April 2023. She was promoted to Director in 2026.

Experience

  • King Air Industrial Development – Acted as legal advisor on various land use and planning applications. Attended to a range of transfer and notarial transactions, including vesting transfers, subdivisions, consolidations, servitudes, and leases. Provided strategic oversight across multiple workstreams and proactively managed legal and transactional risk.
  • Commercial and residential property finance for multiple major South African banks – Acting as primary point of contact for commercial and residential property finance. Responsibilities include advising on transaction structures, pre-sales vetting, drafting and reviewing security documentation, overseeing bond registration, conducting due diligence on high-net-worth clients and complex juristic entities, and engaging directly with developers, investors, and senior bank stakeholders
  • Renewable energy projects for the Industrial Development Corporation (IDC) (R1.13 billion) - Supported detailed due diligence for multiple wind farm projects (Khangela 140MW, Umsinde Emoyeni 140MW, Ishwati Emoyeni 140MW). Focused on property-related legal analysis, security, and risk mitigation
  • Spear REIT / Emira Property Fund Western Cape Portfolio Acquisition (R1.146 billion) - Conducted property due diligence for the acquisition of a diversified property portfolio. Reviewed title deeds, land-related documentation, and assessed legal and title impediments. Assisted with bond registration and security vetting.
  • Oceana, Lucky Star, Shell, City of Cape Town, Bidx1 Auctioneers - Managed high-value transfers, expropriations, subdivisions, consolidations, and regulatory risk advisory. Provided practical solutions to complex property and transactional risks.
  • De Beers - Conducted comprehensive land audits and title risk assessments, providing strategic due diligence across the corporate property portfolio.
  • Vodacom: Conducted large-scale lease reviews and provided property-specific commercial advisory, including risk assessment and mitigation.
